MachineWorks is a mixed-use, urban infill development in Portland’s Pearl District located on the site of a former light industrial building. The new building includes a two-story, 46,000 SF fitness club at ground level, three levels of elevated parking, and 70,000 SF of office and commercial space spanning four floors. The exterior of the building features industrial materials and scale elements treated carefully to achieve a uniform but compelling aesthetic. Two eco-roofs providing both stormwater filtering and heat island reduction highlight the LEED Gold-certified design.

Mackenzie was initially engaged to provide design development and construction document services before the scope of work grew to include creating a design review package and shepherding the project through the City of Portland’s Type III conditional use approval and Type III design review processes.

The firm subsequently provided tenant build-out services for several occupants, including Indian Health Services and McCormicks and Schmick’s.
