Located at the east end of the Hawthorne Bridge, this landmark adaptive reuse project furthers the evolution of Portland’s Central Eastside Industrial District. Mackenzie was tasked with transforming a historical building with several challenging existing conditions into world class software development center for tenant Viewpoint Construction Software. Coffee Bean International

Project
Mackenzie provided full architecture, engineering, and planning services to transform an existing warehouse into a new corporate headquarters for Coffee Bean International, a roaster and distributor. The combined office and manufacturing/distribution facility includes 20,000 SF of flexible office space, 41,000 SF of production space, 22,000 SF of green bean storage, and 40,000 SF of storage for finished goods. RiverEast Center

Mackenzie provided full A/E services, including tenant improvements, for the transformation of a blighted 1951 warehouse in Portland’s Central Eastside district into the LEED Gold-certified RiverEast Center.
