Mackenzie collaborated with development manager Specht Properties and general contractor Perlo on this heavy manufacturing project. Built on 20 acres of formerly Port of Vancouver-owned land, the facility includes two concrete tilt-up buildings—a 20,000 SF freestanding office building and a 360,000 SF steel fabrication building. The project team worked on behalf of Farwest Steel, in collaboration with the Port of Vancouver, City of Vancouver, State of Washington, Columbia River Economic Development Council, along with several non-profit community development entities, to find, evaluate, and secure numerous financial incentives for the project.
The fabrication building is pile-founded with heavy reinforced floor slabs to accommodate 80 - 90 foot, 10 - 20 ton, overhead cranes and has a 25 foot hook height and overall building clear height of 35’. Site work included heavy asphalt paving and two rail spurs into the site. The project was subject to local, state and federal permits, including floodplain, shorelines, SEPA, and streamlined development review in the City of Vancouver.
